President & Principal Broker

Carl is the president of Capital Business Advisors, Inc. He has brokered the sale of numerous small and mid-sized businesses, in addition to performing countless business valuations and consulting projects. Carl is the executive vice president and past president of the New York Association of Business Brokers (NYABB). He is a longstanding member of the International Business Brokers Association (IBBA) earning the designation of Certified Business Intermediary.

Carl is an active member of the Albany-Colonie Regional Chamber of Commerce and Rotary International. He frequently lectures on small business and entrepreneurship. Carl serves as an adjunct professor of Business at the College of St. Rose, and has also taught at the State University of New York at Delhi, Schenectady County Community College, Fulton-Montgomery Community College, Adirondack Community College and Dowling College.

Prior to his business brokerage career, Carl was very successful in sales and management positions with major U.S. companies in the financial services and medical products industries. Carl holds an M.B.A. in Marketing from Russell Sage College, a B.S. in Business Administration from the College of Saint Rose, and an A.A.S. in Banking, Insurance & Real Estate from Hudson Valley Community College.

Barry L. Baker
Associate Broker


Barry is an Associate Broker with Capital Business Advisors and enjoys partnering with business owners to help facilitate successful transactions. Barry has broad based experience in the completion, application and management of complex real estate valuation matters and as a successful business owner and entrepreneur he brings a comprehensive understanding of business ventures and operations.

Prior to his affiliation with Capital Business Advisors, Barry held progressive and successful career positions spanning more than 20 years in business development, real estate valuation and management with major U.S. companies in the lending and financial services industries. He implemented numerous business development plans, managed national accounts, created risk management policies and developed strategic initiatives with a broad spectrum of business providers and clients.

Barry is actively involved in his community as well as his career. He is a member and former officer of his Volunteer Fire Department, a former officer of Lions Club International, served as a member of the Industry Advisory Council for the Appraisal Foundation, and has been a sponsor and builder with Habitat for Humanity. He has also served on the board of several community organizations, and taught real estate valuation theory and application classes. Barry received a B.A. in Geology from Hartwick College.

He possesses professional strengths that include managing, planning, analyzing and negotiating business and commercial real estate transactions for various organizations. David is president of DB Cohen Commercial Real Estate, LLC., strategic business partner of Capital Business Advisors. Inc.

David received an MBA in Finance from Northeastern University & BA Degree in Economics from Franklin & Marshall College.
